50 Pitt achieves 4-star Green Star rating

HBO+EMTB provided architectural, interior design and Green Star professional services to Hawaiian Group for the refurbishment of 50 Pitt, Sydney’s first existing office building to achieve a Green Star – Office Design rating.
Located in the historic Macquarie Place precinct, the 15-storey office building is one of Sydney’s older commercial properties, built in the early seventies. Working within the constraints of an existing building, HBO+EMTB utilised the Green Building Council of Australia’s ‘Green Star Office Design’ ratings tool.
Sustainable initiatives such as low VOC paint and carpets, chilled beams, and the ability to measure energy use and CO2 outputs floor-by-floor have all contributed to its rebirth as a sustainable commercial development.
Other features that contributed to achieving Green Star certification include bicycle parking, lockers and showers for tenants, a dedicated recycling waste storage area, elimination of ozone depleting insulation and the facility to measure energy use and CO2 outputs floor-by-floor.
The substantial refurbishment of both base building and interiors addresses the commercial office tower, retail podium and facade. The scheme maximises net lettable area both at the commercial levels and within the retail tenancies, achieving increases through innovative design solutions such as removal of floor mounted induction units in favour of ceiling mounted perimeter chilled beams.

For us, the Green Star rating system has meant an investment in staff development – nearly 20 have trained as Green Star Accredited Professionals. This offers clients real expertise in green initiatives across all our design disciplines.
Not only are we assisting local developers like Hawaiian with commercial developments, but we also export this knowledge across the region. Current commissions including the Olympic Village Golf Course in Beijing and a 300Ha biotech park in India are strong on ESD and will result in sustainable built environments.”
