For the developer of this prominent site, HBO+EMTB provided urban design services and a Development Application Report supporting a proposed rezoning to enable the development of a 9 storey residential apartment building, ground floor professional consulting rooms and a small retail tenancy.

The proposed zoning better reflects the scale of surrounding development and creates a transition between the high-rise mixed-use developments in Bondi Junction Commercial Centre and the 4 storey and 7 storey residential flat buildings near the site.

The project porposes a slender tower with a small floor-plate to minimise contextual impacts, capture panoramic views and retain an unusually large proportion of the site for communal open space and a local road widening.
