HBO+EMTB were initially approached by NSW Maritime to look at replanning their Rozelle Bay premises, but after undertaking a high level review of their space needs and initial discussions with the executive team, this evolved into looking at options to consolidate the whole organisation from their two current office premises into one location.
Various scenarios were investigated to demonstrate how the shortfall of space from the demand analysis might be provided from within the current office area and what the possible options were to expand this area.
Essentially, the current premises which are now over 15 years old, no longer meet the needs of the different business units. The older style layouts with large perimeter offices and internal workstations, combined with changes in space standards result in the inefficient use of the current space. By undertaking studies into how the building could be better utilised, the potential expansion of office space within the existing building framework combined with new planning principles and space standards, result in confirming the potential for organisation to consolidate into the Rozelle Bay building.
As with many organisations who have occupied premises for a long time, the need for change is being driven by an organisation restructure, accommodating additional staff and normal churn needs as well as meeting the requirements of the NSW Government Workplace Guidelines.
